Don't forget to spend money on radon testing/removal. ;)

The place I sold and the place I bought do not have a basement, no radon issues.

2 days on the market. 3 offers. All full price or more even though we listed 10% over what we believe will be the assessed value.

Good luck the mortgage industry has really been changing over the last 2-3 weeks, be prepared for a sale to fall thru. Sounds like you have 3 on the hook so it should work out.

Good for you, Carl!

On a related note, I am 9.5 yrs into a 30 yr note on my current house with 3.75% interest rate. Yesterday, on a whim, I clicked on a Lending Tree ad on a website, took under 5 minutes to add my info, and clicked ENTER. Predictably, within the minute my phone rang and I started fielding refinance offers. By the end of the day I had a written agreement to refinance on a 20 yr note at 2.5% interest with only $1200 origination fee. Did the math and I'll save right around $44k over the life of the loan if I pay it out on schedule, which I won't. Plan is to be done in 15.

Anyway, if any of you are looking to get into a lower interest rate, the time is ripe. So happy with the deal I'm getting.

Disclaimer: I am refinancing a VA loan using the IRRRL Streamline program. Vet status does have some perks.
Closed this past Thursday on my refinance and couldn't be happier. Money in my pocket - or in my case, paid monthly onto my principle - for minimal effort. :beer2:

What did you get, if you do not mind me asking?

As in interest rate and term? It's in the post I quoted from myself.

It's a 2.5% interest rate (2.537% APR) loan over 20 yrs. That's down from 3.75% plus I shaved 6 months off of mortgage payments right off the top from my previous loan schedule.

Oh sorry, didn't realize they were linked.

Without knowing anything about your old home, I’m gonna say you made the right call. That’s friggin’ awesome, Carl.

Yeah 6 acres, waterfront on bay to south and on creek to the east. About 10 miles north of Sacketts Harbor. To get a lot alone on a half acre on the major finger lakes south of Rochester was almost as expensive as this place.

Nice although I'm not familiar with any of those locations

I want to buy some land at some point soon. Waterfront would be really cool but we don't have any lakes in Texas and our beaches suck.

Beautiful property guys. I bought a house 5 years ago but it’s just on a residential street. I would love to have some real land. It’s a dream of mine one day.

Sacketts Harbor is an absolutely beautiful area. I had a friend who lived up there back when I was stationed at Ft. Drum and living in Clayton.
